1/2 day rate is available with prior approval. Unauthorized extensions beyond check out time will result in a half to full day charge against your security deposit or credit card. To avoid such charges please contact us prior to 10:00 AM to see if a late check out is possible, if you are running late in vacating the property.

Supplies: Upon arrival you will find a "starter set" of soaps, toilet paper and paper towels, coffee, tea, cream and sugar. You may want to bring or plan on locally purchasing additional supplies to last your entire stay. Check out our Custom Concierge services for hassle-free pre-provisioning!

Fireplaces: There are woodburning fireplaces in the properties. Do not use the gas to light the fireplaces. A third gas fireplace on the lower level turns on and off with a switch.

Swimming Pool and Amenities: Children under 18 must be supervised by adults when using the outside decks, pool, sauna, jacuzzi baths, hot tub and pool table. Safety of the children is the sole responsibility of the accompanying adults. By staying at this vacation home all Guests agree to indemnify owners from all responsibility and liability for any accidents which may arise from use of this property, specifically but not limmited to the pool table, sauna, jacuzzi baths, hot tub, decks and pool.

Telephones: There is a telephone line that allows unlimited local calls but will require a calling card or credit card to place long distance calls.

Housekeeping: All reservations are subject to a housekeeping charge of $250 for departure cleaning. This charge is itemized in your statement. The initial bed linen and one set of bath towels per person are provided. Extra towels are provided for the pool and hot tub.

When You Leave: Guests are asked to leave the house with trash gathered and left in the garbage bins inside the garage, dishes washed or dishwasher started and furniture arranged as upon arrival. If the house requires excessive restoration, your security deposit or credit card will be charged for additional charges.

Our housekeeping staff will make the final preparations of the house for the next guests. If guests choose to use inflatable beds, please deflate them.

10% transient tax of gross sales.
$250 cleaning fee at Meadowvale and Toiyabe Trail.
$200 cleaning fee at Heavenly House.
Based on Occupancy of 16 Persons.

Deposits: Security Deposit = $1000. The minimum security deposit is $1000 but may be made higher due to special circumstances.

Rates do not include 10% transient tax of gross sales and the $185 minimum cleaning fee. This is a non-smoking cabin. Inquire about pets. Rates are based on 16 person occupancy max.

Any damages to the unit resulting from misuse, neglect, abuse or theft by the guest or any member of his party or invitee are the guests' responsibility and will be charged to the security deposit or credit card.

Refunds: 50% of initial money collected is refundable if cancelled at least 31 days prior to arrival. The deposit will also be charged 50% whether or not collected. No deposit refund will be issued for cancellations made 30 days or less prior to arrival, for any reason.
